Mableton Announces Major Housing Development: Creekside Village at Factory Shoals

Public-Private partnership to deliver 209 new mixed-income homes.

The City of Mableton, the Mableton Development Authority (MDA) and Brock Built Homes today announced Creekside Village at Factory Shoals, a major public-private partnership that will bring at least 209 new mixed-income homes to Mableton. The project will expand housing opportunities, support long-term affordability and advance Mableton’s economic development and community revitalization goals. Creekside Village at Factory Shoals reflects the City’s commitment to creating quality neighborhoods for families, working professionals, seniors and future generations.

“Creekside Village at Factory Shoals represents the future of Mableton: high-quality housing, expanded affordability and partnerships that create lasting opportunities for our residents,” said Mayor Michael Owens. “We are creating communities where people are proud to live, invest and build their future.”

Creekside Village will include a mix of townhomes and single-family homes designed to create a vibrant, welcoming neighborhood for current and future residents. As part of the partnership, 20% of all homes — at least 42 units — will be designated as affordable housing for households earning up to 80% – 120% of Area Median Income.

The affordable homes will be integrated throughout the community and built to the same design and construction standards as market-rate homes, supporting an inclusive and cohesive neighborhood. “This project demonstrates how thoughtful public-private partnerships can help cities meet housing demand while strengthening neighborhoods and protecting the public interest,” said City Manager William “Bill” Tanks.

The collaboration between the City, the MDA and Brock Built Homes reflects a shared commitment to responsible growth, strategic investment and expanded housing access. Through this partnership, public resources can be leveraged responsibly to support infrastructure investment, high-quality residential development and long-term community benefits.

“The Mableton Development Authority is proud to help advance a project that supports economic growth, expands housing choices and contributes to the long-term success of our city,” said Jason Gaines, chairman of the Mableton Development Authority.
